Your Insurance
If you want to make sure your personal property is covered by insurance,
you need to get the insurance policy yourself. In general, a resident's
personal property is not covered by the landlord's insurance
policy. Here are a few key points from the Lease used by many
property owners and Realtors in Anne Aundel County. Please
note: This is NOT legal advice.
- The Tenant must provide proof of insurance coverage to the Landlord
or the Landlords Agent at time of move-in and at any other
time upon request.
- Tenant agrees to obtain Tenant liability insurance in an amount
not less than the amount specified in the Lease. Often, the amount
is $100,000.
- The Tenant's policy shall have the Landlord and Landlords
Agent named as "additionally insured."
- If the Tenant does not provide proof of such coverage at move-in,
Landlord may reserve the right (but in no case is required or
expected) to place liability coverage in Tenants name and
at Tenants expense.
- The cost of the insurance policy premium, if placed by Landlord,
may be considered as "additional rent".
- A Tenant may not act nor permit others to act in a manner that
will adversely affect, increase the cost of, or result in the
cancellation of any fire or other insurance policy of the Landlord
covering the Premises.
- The tenant acknowledges that all of their personal property
(or property which belongs to others placed on the Premises at
the invitation of or with the consent of the Tenant) is at the
Tenant's sole risk.
- To the extent permitted by law, the Tenant shall indemnify
and hold harmless Landlord from and against any loss or damage
to such personal property.
